JBN Red River Ranch is a beautiful 1,513-acre property just north of Lake Texoma in Marshall County, Oklahoma. Featuring a variety of terrain and topography, this ranch presents an excellent opportunity to invest in the growing market of Southern Oklahoma. Located approximately 100 miles north of Dallas/Ft. Worth (1½ hour drive time), North Dallas Tollway provides easy access going west on FM 380 to FM 377. FM 377 takes you north into Oklahoma and FM 32, then west to FM 99C, which fronts the southeastern portion of the ranch.
Tract 1 of this ranch is native pasture with about 200 of its 336.83 acres planted in rye grass which produces excellent hay. As a matter of fact, Marshall County Extension Service rated this area third in the state for the best hay crop. Structures include a 56’x84’ barn, three 12’x12’ cattle pens and wash rack. Additional edifices consist of four 10,000-bushel grain bins, two 6,000-bushel grain bins, and two 3,500-bushel grain bins, all with dryers. Also located on this tract are three ponds.
Tract 2 is comprised of 247.53 acres of more rugged terrain, with significant elevation changes, and is covered in more thick hardwoods. Rising rapidly from approximately 700 feet to 850 feet at the highest point, the landscape proffers an ideal habitat for deer, turkey, geese and other wild game, all of which are abundantly present on the property. Tract 3 encompasses approximately 929.05 acres, which is the largest and most diverse of all the tracts. Quail are also present, along with turkey, ducks and geese in plentitude, as they are throughout most of southern Oklahoma.
